The latest guidance confirms that fire hazards will be brought within the scope of Awaab's Law, placing even greater emphasis on the timely identification and remediation of fire safety defects in social housing.
Alongside existing duties, social landlords will be expected to respond to qualifying fire hazards within prescribed timescales, reinforcing the need for effective inspection, maintenance and record-keeping.
From a passive fire protection perspective, this shines a spotlight on the condition and integrity of critical life safety measures such as fire compartmentation, fire stopping, fire doors and other elements designed to limit the spread of fire and smoke. Ensuring these systems are correctly installed, regularly inspected and promptly repaired has never been more important.
For housing providers and those responsible for building safety, now is the time to review existing fire safety strategies and ensure any passive fire protection defects can be identified, prioritised and addressed quickly.
