Broad Street

Rhodar was appointed by Moda Living, a leading owner, operator and developer of private rented housing, to deliver a bespoke package of enabling works and pave the way for the construction of Birmingham’s tallest consented residential tower. 

The project was carried out in two phases, incorporating an initial programme of asbestos removal and demolition, followed by extensive land remediation and ground engineering. Taking place over the course of five months, the enabling works were key to facilitating the redevelopment of this important city centre site.

Situated in central Birmingham, the location of the site posed a number of logistical challenges during the enabling works, as did the presence of legacy land use constraints, including unmapped services and a historical footprint of former uses, including small engineering workshops and an abattoir, which resulted in the presence of complex and challenging ground conditions. The works were also constrained by the compact size of the site and therefore, plant movements and materials storage had to be carefully planned.

Working with Birmingham City Council and SISK, as part of the project's social value initiative, employment opportunities were made available for local construction workers who were able to gain valuable site experience before transferring to SISK for the construction phase of the project.

Rhodar successfully handed over the site to the Main Contractor, John Sisk & Sons, in March 2019, with legacy land use constraints removed, a fully engineered piling platform constructed, king post walls installed at the site boundaries and legacy risks mitigated in preparation for the construction phase of development.
